Manhattan Co-op HVAC Electrification

A two-building Manhattan cooperative shares a central gas boiler plant for heat and hot water, runs an aging chiller in one building and roughly 300 through-wall PTACs in the other, and faces Local Law 97 carbon limits that tighten in 2030. The board's operations committee engaged OLS as its independent energy consultant to frame the equipment options, oversee the engineering master plan, analyze the utility accounts, and structure the financing and decision process. The master plan study is underway, with construction planned in phases ahead of the 2030 deadline.
