Overstory Living

Energy.
Design.
Technology.

Independent consulting that brings together sustainable energy and design for the spaces where people live and work.

The Overstory Approach: system integration from the roots

Isolated systems underperform. We design them to work in concert so that your space works for you.

Analysis before specification

We model your site, usage, and goals before recommending any system. The right solution isn't always the most expensive one, or the one a vendor has in stock.

IoT Integration

Technology that earns its place

Connected systems should make your space easier to manage, not harder. We design integrations that are genuinely useful, not tech for its own sake.

Efficient Heating & Cooling

Your building's biggest energy decision

Heating and cooling account for the majority of a building's energy use. We specify systems that perform year-round without inflating your bill.

Resilient Design

Resilience designed in, not bolted on

Grid outages, extreme weather, rising energy costs: the conditions are predictable even when the timing isn't. We build for them from the start.

Frequently Asked Questions

Straight answers to the questions we hear most.

What makes your approach different?

Most building owners don't know what they need until a vendor tells them, a built-in conflict of interest. We provide independent analysis so the recommendation always starts with your building, not a product catalog.

Who manages the contractors and vendors?

We do. OLS manages vendor selection, coordinates timelines, and provides on-site or remote oversight through installation and commissioning. You get one point of contact who isn't on the vendor's payroll.

What areas do you serve?

We primarily operate in NY (Adirondacks, Capital Region, NYC), VT, NJ, and PA and are available for remote consulting beyond the region

How do co-op and multifamily buildings change the equation?

Shared systems, split incentives, and board approval cycles make multifamily projects fundamentally different from single-family work. We scope and present projects in a way that works for committees, not just individual owners.

Do you offer free consultations?

Yes. It's a no-obligation call to understand your space, goals, and constraints. You'll leave with clarity on what's possible and what isn't.

What is your pricing structure?

We provide itemized estimates tailored to your project scope, with pricing broken out by phase so you can budget clearly and commit incrementally.

The OLS Process

We keep the process simple and transparent. No jargon, no surprises, just clear steps from the moment you reach out to the day your system is running.

01

Free consultation call

We start with a no-obligation call to understand your space, goals, and constraints. You'll leave with clarity on what's possible and what isn't.

~30 minutes, no commitment required
02

Site assessment & scoping

We evaluate your site, remotely or in person, to develop a realistic scope. This includes energy analysis, system sizing, and design feasibility.

03

Design & proposal

You receive a tailored design plan: system specs, layout drawings, vendor recommendations, and a phased approach you can budget against.

Itemized estimates, multiple scenarios where relevant
04

Project management & delivery

We coordinate vendors, manage timelines, and stay on-site or on-call through installation and commissioning. You don't have to manage the complexity alone.
